Foundations:
Poured concrete slab foundation on first floor.
Second and Third floors will be ‘Hambro’ system of poured concrete.

Framing:
All framing is done on site.
Roof system is engineered trusses.
Double ‘Shaft’ Walls between the Breakwater units. (Building center)
2x6” walls between all other units.
All interior walls are 2x4”-16” on center.
9’ average finish for ceiling height.
2x6 load bearing walls.
All buildings and units are fire protected with sprinkler systems.

Windows / Doors:
Windows are ‘Silverline’ Low-E series vinyl single hung with mullions and screens.
Sunrooms have oversized windows with no mullions.
Front door is insulated fiberglass, painted, with integrated sidelight windows per plan.
Sliding doors are 6’8” vinyl with screen with overhead transoms in select locations.
Interior doors are colonial style 6 panels painted with brushed nickel finish hardware.

Exterior / Roofing:
30-year ‘Wolverine’ or equal asphalt roof shingles (100 mph+ rated and Algae Resistant) on OSB roof sheathing.
All roof systems per approved plans.
Wolverine (or equal) Carolina Beaded style vinyl siding.
Gutters and downspouts to match roof trim.
Exterior stone, trim, feature siding, metal roofs (where shown on plans) is part of the approved plans and will be installed according to plans.
Walkways and deck rails are white aluminum.

HVAC / Mechanicals:
Central Heat/Air unit is ‘Rudd’ low profile or equal Electric, Hot Air Heat (heat pump) with exterior A/C condensing unit.
Hot water is Electric 50 gallon.
In unit mechanical ‘closet’ and individual electrical panel.

Insulation:
Insulation to meet or exceed applicable building codes.
Extra attention to sound transmission between units.
R-19 in 2x6 walls. Where applicable.
R-30 ceiling insulation in all units.
All walls inside each unit (except closet and fireplace) are insulated (R-11).
Walls between units are sound insulated.
Home is foamed and sealed prior to drywall.
All units are Energy Star compliant.
First and second floor ceilings have metal structural framing, insulation and drywall interior finish.
Third floor ceilings have blown-in insulation and drywall attached to roof truss system.

Plumbing:
PVC water supply lines.
Washing machine water supply and drain unit with hookups for stackable unit.
‘Moen’ chrome single lever faucets in bathrooms.
Garbage Disposal in kitchen.
Low consumption toilets in all baths.
Hall bath has white enamel tub with 6x6” tile wall surround.
Master bath has a fiberglass shower pan and tiled wall.
2 separate sinks/vanity in master bath with white cultured marble tops with integrated sink and Moen single lever faucets.
Single bowl vanity with cultured marble top in hall bath.
Double bowl drop-in stainless steel sink in kitchen.
‘Moen’ Chateau single lever faucet and pull out sprayer in kitchen.
Shower door in master bath is chrome frame with clear glass.
All bath accessories are Chrome finish.
Tri-angular shaped soaking tub in master bath on tiled platform.

Electrical:
Wiring to meet applicable building codes.
125 Amp electrical service on circuit breaker panel.
Smoke detectors with battery back-up and GFI are per code.
Rear (deck) weatherproof exterior outlets.
4 Phone and Cable outlets in standard locations. one of them at TV niche.
Bedrooms have switched wall plug.
Standard light fixture package in standard locations by ‘Progress’..
4 recessed lights in kitchen in standard location (builders choice) only.
Ceiling fan pre-wire in living room, (additional pre-wire in dining room in Breakwater) and three bedrooms.
White Ceiling fan in sunroom.
Electric and Cable outlet provided at TV niche

Fireplace:
Fireplace is a 36” Pre-fabricated insert type, electric fireplace.
Non Vented air re-circulator with heat controls, variable speed fan and glass door.
Colonial (painted white) shelf mantle.
TV niche created above fireplace.
Black slate floor hearth with slate surround.
Pre-fab fireplace cabinet in Breakwater units.

Appliances:
Standard General Electric appliances IN WHITE.
Range is Smooth Top Self-cleaning electric. Model# JBP80W
Dishwasher is ‘Potscrubber’. Model# GSD6900
Microwave is mounted above the range with re-circulating vent. Model# JVM1631W
Side by side 19.9 C.F. Refrigerator with Automatic Ice Maker and filtered water. Model# GSS23KG

Interior Finishing:
Rounded dry wall corners.
Drywall is glued and screwed.
Bathroom drywall per code.
Interior walls are painted Latex flat white and trim is Semi-gloss white.
Windows are trimmed.
3-1/4” baseboard. 2-1/4” Window trim.
Openings with doors are trimmed.
One piece Crown Molding and one piece chair rail in foyer.
Full-width mirrors above vanities.
Vinyl coated wire shelving in all closets and pantries.
All interior doors hardware in brushed nickel.

Flooring:
Floor coverings in standard locations pre-determined by builder.
Foyer and Kitchens are 12 x 12 Sierra ceramic tile in Almond.
All bathrooms floors are 6 x 6 white ceramic tile floors, other (vertical) bath tile is white 6 x 6.
Sunrooms (if applicable) are 12x12 Sierra ceramic tile in Almond.
Laundry Room and mechanical room is vinyl.
All other areas are Shaw ‘Bayview’ style carpet with padding (padding is 7/16” Majestic).
Vibration damper underlayment on hard surface floors.

Cabinetry:
All Kitchen cabinets are Bertch- Marketplace or equal 42” Raised Panel in White (Thermofoil).
Oversize counter tops per plans. Overhang or barstool seating per plan.
Kitchen countertops have 4” backsplash and come in choice of two standards:
Standard options are: ‘Luna Pearl” granite with bullnose edge or “Diana Pearl” ‘Silestone’ Quartz.
Hall and Master bath are cultured marble countertops in white with white base cabinets.
No soffitt built in above wall kit cabinets.
Brushed nickel doorknobs on cabinets in kitchen and chrome knobs in bathrooms.

Landscaping:
Per approved community plans to be installed by Builder.

Miscellaneous:
Location of exterior a/c condensers at builders’ sole discretion.
White Aluminum railing on all decks including first floor units.
This community is serviced by a public water and sewer utilities.
Water supply is not individually metered, part of HOA fees.
Electricity, phone and cable supplies are underground.
All homes are covered by a ‘2-10 Homeowners Warranty’.
Community amenities including Pool, Clubhouse and Common areas to be installed and maintained as part of the Community benefits. Electric gates at community entrances.
FENCED perimeter of community.
Elevators Class-C ‘Commercial Grade in all buildings.
One separate, designated storage room for each unit as a part of common elements.
This community is subject to and will be a part of a Condominium Homeowners Association with protective restrictions and covenants.

As per the agreement of sale the builder reserves the right to make substitutions to similar materials at his sole discretion.

Any changes or additions to a home must be reviewed, priced and accepted in writing by both buyer and seller prior to the start of construction.

Only pre-selected option packages as provided by Seller can change these inclusions. If no option package is ordered with the Agreement of sale these standards will be installed.
