Prudential Fox and Roach Named Listing Agent
for Independence Court Townhomes
Philadelphia, Pa.
– (7/10/06) – Prudential Fox and Roach Realtors, Center City has been named the listing agent for Independence Court at Queen Village, a community of upscale townhomes in one of Philadelphia's most historic neighborhoods. The addition of the Independence Court community further extends Prudential Fox and Roach's leading share of the Philadelphia residential real estate market, while providing buyers with access to one of the city's most unique lifestyle opportunities. Prudential's Builders Marketing Services department in Philadelphia is managing the sales and marketing of the site.
The largest residential real estate broker in Philadelphia, Prudential Fox and Roach is also a company with a long history in the Philadelphia market. According to May Acker, V.P. and Manager at Prudential Fox and Roach, "Many of our agents have been working with Philadelphia buyers, sellers and communities for more than 25 years. Philadelphia is a city of neighborhoods, each with a unique personality. We're expert at helping buyers find the home and neighborhood that perfectly matches their housing and lifestyle preferences."
As Philadelphia enjoys a renaissance in neighborhood redevelopment, Independence Court offers buyers a unique opportunity to purchase a new townhome in an established community. "Over the past several decades, Queen Village commercial and industrial areas have become gentrified," notes Acker. "Today, the area is a wonderfully lively residential area that offers urban amenities like restaurants, entertainment and historical attractions, with the ambiance of a close-knit neighborhood. Independence Court is an integral component of that neighborhood feeling."
Independence Court encompasses the city blocks between Christian, Queen and Swanson Streets. The community features four townhome models with 2,800 - 3,150 square feet of living space, three bedrooms, and three full and one-half bath layouts. The homes offer many upscale amenities, and features that are simply not available in many city residences. For example, all Independence Court townhomes include one and two-car garages, most offer decks and patios, and some include a yard. Additionally, the homes offer many options for customization in interior spaces.
Standard features include gourmet kitchens with granite countertops, 42-inch cabinets and a breakfast room with double-door access to a wrought iron veranda. Master suites boast a custom bath with garden tub and large outside deck. Custom trim packages are offered in the living room, and hardwood flooring is featured in the kitchen, dining room, living room, breakfast room, powder room and foyer. All four models offer a finished "bonus room" on the lower level.
Currently 50 percent sold out, Independence Court is entering its second phase of construction. Prices start at $698,900 and the homes qualify for Philadelphia's 10-year tax abatement program. "Most buyers will pay only about $1,450 in property taxes on
these homes in the first 10 years," notes May Acker. "That's because only the land is taxed, not the improvement (house).
Independence Court is being developed by Ruggiero Development and constructed by Tropea Communities.
